Hidden costs usually come from hidden conditions, unclear scope, and finish selections. Some costs are impossible to confirm before demolition, but many surprises can be reduced with better planning and a more detailed estimate.
Common hidden conditions
Older homes may have rot, termite damage, unpermitted work, outdated wiring, plumbing problems, uneven framing, bad subfloors, or moisture damage. These issues may not be visible until walls, tile, cabinets, or floors are opened.
Scope gaps also cost money
